The proposed new community would be comprised of more than 300 acres, which is currently improved with the Seventh Day Adventist Academy, a private high school with various buildings including two dormitories housing approximately 120 students. Much of the property is farm land or unimproved. The Church also owns 120 acres about ¼ mile away, further towards Mt. Ellis. And the Church owns a Forest Service lease with renewal rights on a portion of Mt. Ellis currently used as a ski slope for the Church and its Academy.
The essence of the program is for the Church to contribute its property to a developer in exchange for the developer providing sufficient funds for the Church to develop a new Academy. And due to the religious tenets of the Church, they seek a development that is sensitive to the land and nature, and that creates a new town or community with a low-key, traditional character. This requires a creative approach on the part of a conservation-based developer such as Stillwater.
