Due to its location and the growth needs of the City of Bozeman, the property represents an optimal site to absorb development pressure that might otherwise contribute to the sprawl of Gallatin Valley. The Church, however, has a keen interest in traditional rural values and in conserving open space, and thus wanted a development plan for the property that is conservation oriented and respects the land and its history. The Church selected Stillwater to create such a development plan for the property because of our conservation-based approach combined with our real estate experience. We were also asked to analyze the economic feasibility of such a project, and to consider various alternative asset management strategies for the Church related to development of the property. Stillwater spent the next nine months creating a development plan for a new community on the property, and generating its analysis and recommendations.
