After physically touring each property, often several times, we weigh each property against the others we have seen using a proprietary assessment tool that compares their attributes. These properties are all unique, but often share value-enhancing qualities even though they may be located in completely different environments throughout the western states. Thus, we judge each of these investment opportunities against the entire western landscape.
We consider a highly experienced broker essential to our understanding of comparable property values and characteristics. Together with our brokers we conduct detailed research in trying to value properties fairly. It is similar to a residential or commercial appraisal process, but for the properties we consider the comparables can be 1,000 miles away from each other.
